From hobby farms to full-time operations, choose the structure that fits your borrower.
Program Types
- Hobby Farm — home with income-producing acreage.
- Rural Residential — home with acreage where no income from the land is required. Unlike Fannie/Freddie products, we don’t have the same dwelling-to-land value restrictions — the land value can exceed the dwelling value.
- Recreational Land — loans for hunting, recreation, ag use, or hobby purposes. Minimum acreage generally 20 acres; exceptions considered for loan amounts above $250K.
- Bare Land — requires $500+ annual ag income potential.
Property Types
- Single-family & manufactured homes (doublewide and larger).
- Multiple dwellings on one parcel allowed.
- Primary or secondary residences in good condition.
- Income-producing properties with a dwelling.
- Recreational land (hunting, ag, or hobby use).
- Bare land, minimum 20 acres.
Loan Terms
- 15- and 30-year fixed-rate options.
- ARM and additional flexible structures available through select recreational land programs.
Credit & Financial Requirements
- Credit score: 680+.
- DTI — Hobby Farm: max 43% (up to 45% with strong compensating factors); Rec Land: max 45% (flexible with compensating factors).
- No foreclosures or short sales.
- Bankruptcies/tax liens must be 4+ years old with re-established credit.
- Property income may be considered for qualifying on hobby farm loans, case-by-case.

Loan Size & LTV Quick Guide
- ≤ $500K → 75% LTV.
- $500K–$2.5M → 65% (70% with strong credit).
- $2.5M–$5M → 55% (65% with strong credit + more docs).
- Over $5M → not eligible (go traditional).
Property Requirements
- Must be ag or recreational in use (commercial-zoned properties excluded).
- Show income-producing potential.
- 20+ acres (exceptions on less acreage if loan amount exceeds $300K).
Loan Term Options
- Small deals → short-form application, personal financial statement/balance sheet.
- Fixed-term options from 1–30 years with amortizations up to 30 years.
- Interest-only options available.
We offer highly competitive long-term fixed and adjustable-rate loans with terms extending up to 30 years — and we recognize the Five Cs of credit: Character, Capital, Capacity, Collateral, and Conditions.
Core Credit Requirements (all programs)
- FICO: ≥ 680.
- Tax returns: 3 years required.
- Properties greater than 2,000 acres: loan amounts up to $50MM.
- Properties under 2,000 acres: maximum loan amount of $18.2MM.
- Minimum loan amount of $500K.
- Non-farm income may also be considered for qualifying purposes.
Core Financial Standards
- Loan-to-value (LTV) up to 70%, 75% on new construction.
- Metrics vary based on property type, program structure, farming operation, and loan scenario.
- Approvals primarily based on total debt coverage, asset-to-debt ratio, and LTV.
- Certain property types may allow a second mortgage structure for higher combined LTVs while we remain in first lien position — also the case on Hobby Farm loans, where we can go up to 90% CLTV.
Payment & Term Options
- Monthly, quarterly, semiannual, or annual payment options.
- 10-, 15-, 20-, 25-, and 30-year fixed terms.
- 7-year fixed with 15- or 25-year amortization.
- 15-year fixed with 25-year amortization.
- 10-year fixed with balloon structures and up to 30-year amortization.
- ARM options from 1- to 15-year VRMs with up to 30-year amortization.
- 10-year fixed with 15-year balloon and 30-year amortization also available.
